To reiterate the conclusion from the capital mobility matrix in a linear graphic, York markets are growing towards the mean, telling us that land values are adjusting as a result of new home inventory reaching the resale market.

We are currently seeing a shrinking spread in the high and low end of the market in York Region, which demonstrates a gravitation towards the average price, and a decrease in price disparity and separation of class in real estate. This is a clear indication that all of the new home inventory (housing starts), built in the last few years, is combatting land scarcity and actually decreasing the value of land on a fundamental level, not only as a function of demand.
