March 2018 Sales Report, York Region Real Estate - We are currently witnessing record levels of capital concentration in York Region, with higher trade volume moving back into the core areas due to the large amount of new-build inventory coming online in the resale environment:

74 homes sold in Newmarket

Overall, this deal number volume trend is down by an average of 50% across the board, which is a very significant decrease in number of sales. This tells us that the market continues to be tight. Current inventory and inventory online rates are similar to what they were last year. This means that the same amount of homes are coming up for sale in N6 York Region, but half as many homes are actually being sold in these areas. This gives us an absorption period twice as long as this time last year, meaning that people selling homes in these areas will have to exercise patience, or price aggressively.
